Mesquite sits in Clark County, Nevada — 80 miles from the Las Vegas Strip and 40 miles from St. George. Nevada Department of Insurance rules, Clark County HOA norms, and the carrier appetite for Virgin Valley risks are all different from Utah. Renters here also skew older, more golf-focused, and heavily seasonal — Sun City Mesquite, Sun City Anthem, Pioneer Heights, and the Palms are majority 60+, and a huge share of Mesquite renters are snowbirds only in-town from October through April.
A generic quote pulled from a national call center misses all of that: it prices the unit like a Vegas apartment, ignores golf-course glass exposure, misses the monsoon flash-flood zones along the Virgin River, and often assigns a breed-restrictive carrier to a household with a shepherd or lab mix.
