Ivins households skew toward high-value personal items the standard HO-4 caps on: Kayenta-artist ceramics and originals, DSLR bodies, e-bikes, climbing racks, and camera drones for shooting Padre Canyon at golden hour. We schedule fine art, cameras, and jewelry separately so the $1,500–$2,500 special limits do not gut the claim, and we write most Ivins households at $30,000–$50,000 in Coverage C replacement cost.
Liability — sized for Kayenta HOA and Tuacahn-guest patios. The Kayenta and Entrada at Snow Canyon HOAs typically require $300K liability with the HOA and property manager both listed. Long-term owners renting a casita in Anasazi Hills or Cliff Rose usually ask $100K. What an Ivins HO-4 will not touch. Entrada at Snow Canyon wants the same limits plus the club as certificate holder. Anasazi Hills, Cliff Rose, and Padre Canyon owners typically take a plain $100K PDF sent to the owner directly.
